Who pays the utility bills ?

  • THE LANDLORD PAYS THE UTILITY BILLS.
  • The tenants pay for the Internet and TV licence

Are we liable to pay Council Tax ?
No, all students are excempt from council Tax.

Do we have to pay agent fees?
NO AGENTS FEES TO PAY

Do you have to pay a deposit?
NO  -   THE COMPANY DOES NOT TAKE A DEPOSIT FROM THE STUDENT.


Student Property Information

What if we wish to stay on at the property for the following academic year. ?
Existing tenants have priority if they wish to stay on for a second academic year.

What if our group of students are splitting up at the end of the year , are you able to provide alternative accommodation ?
The short answer is Yes, we try to match existing to smaller size properties .

What do we do if we need an urgent repair ?
You contact our Property Manager or if need be call an engineer direct.

What do we do if we lose our keys ?
You contact our Property Manager or call our locksmith who is on call 24/7.

Property Repairs

The majority of property repairs, are carried out in-house, by our own maintenance workers, hence when a student reports a problem we get the repair carried in a short space of time typically in one or two days.

In the case where we cannot solve the problem in house we have reliable contractors whose response times are monitored.

The safety of our students, is paramount, we therefore provide a complete fire alarm system with engineers on call 24/7.

In the case of Appliance repairs such as freezers we carry spares, which can be used to replace the faulty appliance thereby getting the problem solved quickly.

We offer telephone support during office hours to help solve any problems that occur prior to calling an engineer. We are continually updating our properties using our planned maintenance procedures, which prevents the properties going into a bad state of repair.


Compliance Certificates

At MGH we take safety very seriously, all our properties have valid certificates for:

  • Gas Equipment such as Boilers   (Serviced & Renewed Annually)
  • Fire Alarm System  (Serviced & Renewed Annually)
  • Fire Fighting Equipment  (Serviced & Renewed Annually)
  • Electrical Wiring  (Renewed Every 5 Years)

During November  we let our properties out for the next Academic Year, from experience our properties let  very quickly usually by the end of the first term .

All applicants have the same opportunity so the system is fair.
